With manicured parks and abundant golf courses, Aventura has a warm, inviting feel and a thoughtful layout. Most famous for the grand Aventura Mall, this city promises a quiet suburban life within walking distance of restaurants and the beach. Sunny Isles lies just across the Intracoastal, and is a rapidly-developing strip of shoreline that's known for its high-rise hotels, condos, and serene beaches.

As the two northernmost neighborhoods in Miami-Dade County, these areas share geography and little else. Aventura, one of Miami’s largest suburbs, is a clean and upscale planned community on the mainland, while Sunny Isles inhabits a picturesque stretch of coastline.

What to Expect

Aventura’s period of development began in the 1970s, and the area has since been carefully planned from inception to current form. The result is a city that never looks stale or neglected and boasts a high concentration of green spaces. Conversely, Sunny Isles celebrates its stunning, panoramic ocean views with high-rise after high-rise.

The Lifestyle

Aventura Mall is the area’s main attraction, drawing shoppers from all over Dade and Broward Counties. The neighborhood also offers a handful of high-traffic marinas as well as proximity to the Atlantic shore, and abundant parks and sports leagues make it a popular spot for young families. On the island, expect hotel-style amenities in the condos along Collins Avenue.

What Not to Expect

Driving sans traffic, as the roads haven’t quite kept up with the influx of new residents.

Both Aventura and Sunny Isles are burgeoning locales, as more people migrate away from the urban chaos further south.

The Market

Every iteration of housing in Aventura, with a varied price range for mid-rise and high-rise condos in Sunny Isle.

Aventura property tends to be moderate, with single-family homes, low-rises and duplexes, and condos lining the shoreline. Sunny Isle is monopolized by condos, more expensive property along the beach.
